$1.9 million awarded to five organizations to build rental housing for elderly

LINCOLN, NEB. – April 6, 2010 – (RealEstateRama) — The Nebraska Department of Economic Development has awarded $1,967,114 in HOME funding to five local/regional housing authorities and non-profit 501(c)(3) organizations to build  rental housing for residents ages 55 and older in their respective communities.

The funding has been awarded as follows:

Alliance Housing Authority in Alliance, Neb., has received $335,000 for Phase II of the Rosewood Estates II project to build nine duplexes (18 total units) of affordable housing.  Sixteen will be 983-sq. ft. two-bedroom units; the remaining two will be 1,241 sq. ft. three bedroom units. These new units will join nine previously built duplexes (18 units) and a community building as part of Phase I.

The one-level units will feature patios, single-car garages, partial brick exteriors with shutters, landscaping, underground sprinklers, internet and security systems. Amenities will include washers and dryers, dishwashers, refrigerators, stoves, microwave ovens, breakfast counters and kitchen pantries.

Ten units will target households up to 50 percent of the Area Median Income (AMI), and eight units will target households up to 60 percent of the AMI. All will be visitable and handicap adaptable, and at least four units will meet Section 504 (fully accessible, and for persons with sensory impairments.)

The development, designed by Excel Health Services, Inc., in Lincoln, is situated on 2.35 acres with 12 vacant residential lots on Cheyenne Lane in the Lakefield Addition subdivision in north Alliance.

The Housing Authority of the City of Holdrege, Neb., has received $578,639 for Sunrise Lane to build nine duplexes (18 total units) of affordable housing. All eighteen will feature two bedrooms measuring 1,100 sq. ft. with attached garages, storm shelters, washers and dryers, ranges, refrigerators, dishwashers and microwave ovens. Lawn care, snow removal and trash pick-up will be provided by the development owner.

Five units will target households up to 50 percent of the AMI, 13 units will target households up to 60 percent of the AMI.

Mesner Development Co. is the project’s developer, located on the east end of 12th Ave. in Holdrege. Sunrise Lane, LLC, will own the property and the Housing Authority of the City of Holdrege will serve as its primary managing member.

Midwest Housing Initiatives, Inc. in Lincoln has received $297,000 for Minden West Estates, LLC, in Minden, Neb., to build eight duplexes (16 total units) of affordable housing. Fourteen will be 983 sq. ft. two-bedroom units, and two will be 1,241 sq. ft. three-bedroom units. 

The one-level units will feature patios, single-car garages, partial brick exteriors with shutters, landscaping, underground sprinklers, internet and security systems. Amenities will include washers and dryers, dishwashers, refrigerators, stoves, microwave ovens, breakfast counters and kitchen pantries.

Seven units will target households up to 50 percent of the Area Median Income (AMI), and nine units will target households up to 60 percent of the AMI. All will be visitable and handicap adaptable, and at least four units will meet Section 504 (fully accessible, and for persons with sensory impairments.)

Greater Loup Valley Activities, Inc. has received $443,475 for Rolling Hills Townhomes in Ord, Neb., to build six duplexes (12 total units) of affordable housing.
All units will be 1,100 sq. ft. with two-bedrooms, attached single-car garages, storm shelters, washers, dryers, ranges, refrigerators, dishwashers, microwave ovens and internet. Lawn care, snow removal and trash pickup will be provided by Rolling Hills Townhomes, LLC.

Four units will target households up to 50 percent of the Area Median Income (AMI) and eight units will target households up to 60 percent of the AMI. All will be visitable and handicap adaptable. One unit will be completely handicap accessible.

The development, designed, owned, and managed by Rolling Hills Townhomes, LLC, located in a new subdivision platted on the west edge of Ord.

Seward County Housing Corporation has received $313,000 for Village at Heartland Park II, LLC, in Seward, Neb., to build eight duplexes (16 total units) of affordable housing. Twelve will be 983 sq. ft. two-bedroom units, and four will be 1,241 sq. ft. three bedroom units.

The one-level units will feature patios, single-car garages, partial brick exteriors with shutters, landscaping, underground sprinklers, internet and security systems. Amenities will include washers and dryers, dishwashers, refrigerators, stoves, microwave ovens, breakfast counters and kitchen pantries.

These new units will join eight previously built duplexes (16 units) as part of Phase I. A central common green space with a gazebo will serve as a focal point for the development.

Eight units will target households up to 50 percent of the Area Median Income (AMI), and eight units will target households up to 60 percent of the AMI. All will be visitable and handicap adaptable, and at least four units will meet Section 504 (fully accessible, and for persons with sensory impairments.)

The development, designed and managed by Village at Heartland Park II, LLC, is situated on 2.12 acres of undeveloped land northwest of the Phase I duplexes at Graham Park Dr. and North 4th St., in Seward.
